Practical seller guide

Documents needed to sell a house for cash in Washington

A cash purchase still needs a clear paper trail. Track the property, ownership questions, payoffs, agreement versions, and escrow requests without sending sensitive documents through an initial lead form.

Track documents by source and purpose

Create a list with the document name, who will provide it, the date requested, and the person reviewing it. Typical questions involve the property description, purchase agreement and amendments, ownership authority, loan payoff requests, and any title or association issues identified by the closing team. Do not assume the list on a website is complete for your sale. Ask escrow what they need and whether each item must be current, certified, or signed in a particular way.

Keep personal data out of ordinary inquiry channels

An initial offer discussion needs your contact information, address, and a summary of the house. It does not need account passwords, Social Security numbers, banking instructions, or full identity documents. Agree on a secure channel with the closing professionals when sensitive records are required. Independently confirm changes to payment instructions through a trusted contact method. Before signing the final documents, reconcile the latest agreement and estimated proceeds with questions still unresolved rather than relying on an old draft.

Use the records for the actual property

This information is for Washington sellers; purchase reviews are offered in King, Snohomish, Pierce, Skagit, Whatcom, and Island counties. Start with the county assessor and treasurer contacts for the actual parcel. Tax information and public ownership records can support preparation, but they do not replace current payoff statements, title work, or escrow's document requirements.

These independent public resources are starting points for records research, not evidence of our transactions or government endorsement. Verify discrepancies with the relevant office. An assessed value is not a purchase offer.

Your preparation worksheet

For each item, record what you know, who can answer the remaining question, and the next action. Mark uncertain facts as unknown. You can use this sheet when speaking with a buyer, a listing agent, or the professional helping you with the property. Completing it does not require an offer request.

Notes stay in this page and are not sent with the offer form or saved after reloading. Avoid sensitive account details. Use your browser's print option or the button below to keep a copy.

Before choosing a sale route

Compare the written purchase price, expected deductions, inspection conditions, responsibility for contents or repairs, and possession date. A direct cash sale can trade some potential market proceeds for less preparation. An as-is listing or a prepared listing may also fit. Ask a local agent for an alternative view and ask escrow for a property-specific proceeds estimate; neither an asking price nor an online estimate guarantees a result.

Discuss your property

Tell Washington Home Solutions LLC about the address, condition, and timeline. An inquiry is not a commitment to sell.
